Sheet Metal & Downspout Commercial Flat Roof Flashing Repair & Replacement

A very common issue with commercial roof maintenance is the replacement or repair of what is called roof flashing, or simple flashing. Roof flashing is sheet metal installed at any breaks, joints, or edges on your roof to prevent leaks.​

These joints or breaks in the edges and corners of your flat roof are susceptible to wear and can cause leaks that are invisible from the outside or inside your property until it’s too late. Quite often these leaks never truly present themselves until they have caused damage to drywall, studs, electrical and HVAC equipment. The costs of repair when this occurs is jaw dropping. In most cases resulting in total replacement of sections of your property.

Asphalt Roof Shingles, Roofing Tar, & Roofing Tape for Commercial Buildings

You’ve read a lot about how Clearview Construction can help with your commercial flat roof, but did you know that we also work on pitched roofs as well? Of course we do. Clearview Construction works on all types of commercial roofs.

Asphalt roof shingles on your commercial property are no different than the ones on your home. With a few exceptions. Commercial properties typically reside in open areas not surrounded by trees, which provide shade and relief, so typically commercial asphalt roofs take a beating. Daily, weekly, monthly, yearly. Asphalt shingles are susceptible to damage from debris, hail and even strong winds (as wind can cause corners to uplift, curl and eventually tear or become dislodged). These elemental forces can cause an area of your roof to leak causing water damage in areas. And these areas of damage are not always visible until it is too late.

Roofing tar is used with asphalt shingles in areas where there are HVAC, plumbing and venting coming through the roof. “Flashing” around the areas where equipment meets the asphalt shingles. Ensuring that these areas are keeping water and debris from entering your property.

Roofing tape is used in areas found more on flat roofs and in some cases asphalt shingled roofs have areas that are relatively flat and meet a graded part of the roof. In these ares, Flashing is not ideal and instead Roofing tape is used to ensure that water and debris do not enter your property.

EPDM for Commercial Roofs

The greatest test of any construction material is how it performs under actual field conditions. Field application has shown EPDM to have the roofing industry’s longest average service life. Characteristics that contribute to this performance include:

  • Cyclical membrane fatigue resistance
  • Proven hail resistance
  • High resistance to ozone, weathering and abrasion
  • Flexibility in low temperatures
  • Superior resistance to extreme heat and fire
  • Thermal shock durability
  • Ultraviolet radiation resistance

EPDM’s high resistance to wind damage has also proven to be an increasingly desirable attribute. These roof systems can be designed to meet a variety of wind uplift criteria from Factory Mutual, including 1-60, 1-90, and 1-120 ratings and greater.

White EPDM

White EPDM combines the high-performance standards of traditional EPDM with a highly reflective, environmentally friendly surface designed to cut energy costs. In addition to the oils and the polymers used to make an EPDM membrane, another ingredient is added to the mix to enhance UV resistance. With white membrane, in lieu of carbon black, titanium dioxide is typically used to reflect UV rays and prevent it from attacking the polymer. EPDM can reduce air-conditioning costs without sacrificing durability of the roofing system. Because of its reflectivity, white EPDM is installed using mechanically attached or fully adhered systems.
